Contemporary Łódź Tenement House 2017 – design competition

The project aimed to create a contemporary tenement house—a model multifamily residential building that fits into the historical context of the area and the city. It is intended to serve as inspiration for the construction of new buildings in the downtown area of Łódź. The entire composition, culminating in an accentuated corner, consists of two masses of different heights. From Orla Street, the four-story building references the neighboring structures, while the higher, five-story mass topped with a mansard roof facing Sienkiewicz Street serves as an autonomous compositional element, dynamically transitioning into a bay window. The façade facing Orla Street was designed to maintain the typical tripartite composition.

The plinth along Orla and Sienkiewicz Streets consists of commercial units with glazed storefronts, whose divisions subtly reference old rustication. The glazed storefronts add a sense of lightness, particularly highlighting the mass facing Sienkiewicz Street. On the ground floor along Orla Street, the main entrance to the building was designed, considering its relevance in the context of the small square located opposite, belonging to Galeria Łódzka. A gateway, serving fire-related functions and providing access for a fire truck to neighboring properties, was placed in the left part of the northern frontage.

The underground level features a garage with 22 parking spaces (including 3 dependent spaces), a set of technical rooms, and storage units. There are also parking spaces for bicycles and other two-wheelers.
